Rates

RENT:  100% of the rental fee is due at reservation.  Renters & guest must be 25 years and older unless family.

 

CANCELLATION: No refunds on cancellations or early terminations, no exceptions.

*It is advised that you take out travelers’ insurance.

 

CHECK IN INFO:

After 2:00pm

Check in at Resort office located at the corner of Kinchlow Drive and Riviera Lane on the day of arrival. At this time, you will be given site number, parking passes, and any additional information needed. For guests who may arrive outside of our usual business hours, your reserved site information will be available via an envelope at office front door in mailbox.  Please make sure to take envelope with your name on it.

NO Early check in’s, NO Exceptions.

Check out time is 12:00pm.

 

 

PETS:  All animals must be registered, and the tenant agrees to have them vaccinated. Before the animal can be brought into the park, the office must have vaccinations on file. Pets must be kept on a leash or in contained area at all times.  Pets are not to be left unattended at your campsite outside. Pet owner shall pick up and properly dispose of pet’s waste. Barking or aggressive pets will not be tolerated if this becomes an issue it can result in termination of Rental Agreement and no refund of any payments will be issued. No pets in pool.

 

QUIET HOURS: 11:00 pm to 8:00 am must be respected. Please limit driving vehicles and golf carts during these times.

 

PARKING: Renter agrees to park in the designated parking spot. Parking is limited to 2 vehicles per site. Parking on the road, grass, turf, rock at your site is not allowed. Additional vehicles may be parked in main parking lot of villas (diagonal spaces). Additional trailers, etc. must be parked in trailer parking area for an additional charge. Speed Limit 5 mph on Resort property. Please limit vehicle parking at lake level.  Park on upper level and walk the stairs down.  Be courteous and leave room for those unable to walk the stairs. Illegally parked vehicles will be towed at owner’s expense. 

 

ELECTRIC:  Make sure all power in camper is off, breaker on electric pedestal is off and then plug in.  When leaving, turn off power in camper, turn off breaker then unplug. Not following this order can severely damage your camper and our electric outlets. If our electrician needs to be called the rate is $110/hour (extra for afterhours & holidays). If the issue is with the Resort no charge to you.  If issue is on your end payment is due at time of service.

 

GOLF CARTS/ATV’S:  ATVs are not allowed on resort property.  Electric golf carts only. Do not take golf carts into neighboring subdivision. No golf carts are to be driven through the first floor of villas patios. Park carts in designated areas. Drivers must be 18 years or older on golf carts.  Proof of insurance must be provided on all carts. Only one golf cart per site.

 

CAMPFIRES:  Are to be in designated fire rings only. Please be aware of county burn bans. Make sure to extinguish all fires before going to sleep or leaving camp site. Firewood may be purchased thru Riviera. 

 

TRASH:  Dispose of in dumpster. No bulky or large items please. Cameras in place and you will be charged for bulky items.

 

FISHING:  Renters may fish off of Docks.  Please respect boat slip renters.  Fish cleaning station is provided.  Do not clean fish directly on docks or sidewalks. Dispose of cleanings in lake.

 

SMOKING: Is not allowed in any indoor Riviera facilities or at pool area. You can smoke by fire pit at pool area.  Properly dispose of cigarette ash and buts. 

 

MAXIMUM NUMBER OF PEOPLE: Each site has a maximum occupancy limit of 6 people.  Any party falsely representing the number of people at their site or exceeding the number paid for may be subject to immediate eviction without refund. Over occupancy is considered a serious violation of this rental agreement.

 

RELEASE OF LIABILITY: The Owners shall not be liable for damage to renter’s property of any type, for any reason or cause whatsoever. Renter agrees to indemnify and save and hold harmless the Owners and Riviera RV Resort, Inc and Riviera Villas, Inc from any loss, liability, damage or cost owners may incur due to occupancy of the property. Renter is responsible for any damage done to Riviera Villas & RV Resort property.  Renter agrees to pay all cost related to fixing any damage. Any disputes arising under this Agreement shall be mediated subject to the laws of the state of Missouri. Renter is responsible for any and all guests.

                                                                                                             

WEATHER & WINTER CONDITIONS: There will be no refunds due to inclement weather or power outages. We are open year-round with full hook-ups.  Renter is responsible for water hydrant if it would freeze during winter use. Renter agrees to pay full replacement cost and labor to fix hydrant and/or any associated problems. No heat tape covers or any alterations to the hydrants. You are to fill water tanks, turn off water hydrant and unhook hose and any connections from hydrant NO Exceptions.

 

INTERNET:  Is provided by Co-Mo Connect. Downloading and/or streaming of video content that is exclusively owned by NBCUniversal such unauthorized distribution of NBCUniversal content without the express written authorization of NBCUniversal constitutes copyright infringement. This conduct may also violate the laws of other countries, international law, and/or treaty obligations. The illegally downloaded copyright protected materials take’s place the person(s) will be fined $25,000 according to infringement copyright law. Illegal internet activity is tracked by Co-Mo Connect and has the right to take legal action for illegal activity, Tortious Conduct. We broadcast the WIFI signal throughout the campground however we do not guarantee the signal strength at your site.  If you wish to install an antenna, booster, &/or router in your camper you must correlate with Riviera RV Resort first.

 

SUBLET: Renter may not sublet site or reassign this rental agreement. Only renter’s camper is allowed at the site.

 

USE: Rental shall be used so as to comply with state, county, and municipal laws and ordinances. Renter shall not use rental or permit it to be used for any disorderly or unlawful purpose or in any manner so as to interfere with other resident’s quiet enjoyment of their residence. No businesses shall be run out of your campers.

Any misuse described above shall result in termination of Rental Agreement and no refund of any payments will be issued.

 

INDEMNIFICATION: Renter releases the Owners, Riviera RV, Inc and Riviera Villas, Inc from liability for and agrees to indemnify the Owners, Riviera RV, Inc and Riviera Villas, Inc against losses, incurred by the Owners as a result of (a) Renter’s failure to fulfill any condition of this agreement; (b) any damage or injury happening in or about rental or premises to renter’s invitees or licensees or such person’s property; (c) Renter’s failure to comply with any requirements imposed by any governmental authority; and (d) any judgment, lien, or other encumbrance filed against renter as a result of renter’s action.

 

ENTIRE AGREEMENT: This agreement and any attached addendum constitute the entire agreement between the parties and no oral statements shall be binding. It is the intention of the parties herein that if any of this rental agreement is invalid, for any reason, such invalidity shall not void the remainder of the rental agreement.

 

REMEDIES: In the event that Tenant fails to pay all rents when due, the Resort is authorized to take possession of the camper and to store it at another location designated by the Resort until all rents are paid. The Resort is further authorized to terminate this lease and to release the site to another tenant at the option of the Resort if the tenant is delinquent more than 30 days or site is abandoned for 30 days or more.  The Resort reserves the right to exercise all other remedies otherwise authorized by Law.

 

ATTORNEY’S FEES: In any action or legal proceeding to enforce any part of this agreement, the prevailing party shall recover reasonable attorney's fees and costs.

 

INSURANCE: The renter agrees to carry their own comprehensive, liability insurance and vehicle registration on their camper & any other vehicle onsite during the term of this agreement. Current Insurance must be on file with Riviera or contract is void.

 

NO firearms, fireworks, or other incendiary devices are permitted. Renters violating this will be evicted and no refunds will be given.

 

Showers/Restrooms/Laundry:  Will remain operational year-round with access code.  Please help us keep this area clean. Cameras are installed and abuse of these facilities will result in eviction.

 

GYM:  RV Resort Guest only.  No one under 18 years of age in gym. Please see posted rules in gym.  Gym is under video surveillance. Open 24/7 with access code.

 

DOCKS:

• Children under 13 years are required to wear a life vest while on docks or swimming in lake. 

• Children under 16 years are also required to be accompanied by an adult (over age 21) while on docks or swimming in lake.

• No lifeguards at lake.

• Jumping off sundecks is prohibited and can result in termination of rental agreement.

• Please respect boat slip owners

• You are not allowed to leave kayaks, paddle boards, etc. unattended on docks. Do not block walkways.

• No mounting fishing poles, lines, etc. from docks.

  

 

POOL FACILITIES: The pool, hot tub, cabana, & fireplace are provided for your use.

May to October weather dependent.

 Renter must follow all posted instructions & hours for this area.

 7:00am – 9:00am Adult Only

9:00am – 9:00pm Everyone

9:00pm – 11:00pm Adult Only

 Pool area Closes at 11:00pm No exceptions, after 11pm it is considered trespassing.

• Must shower before entering pool or hot tub.

• No children under the age of 16 permitted in hot tubs at any time.

• Children under 16 must be accompanied by a parent/guardian (over 21yrs) when using pool facilities.

• Toddlers must have swim diapers on when in pool.

• No lifeguard on duty. Renters use facilities at your own risk and take full responsibility.

• When using the hot tub, remember there is a certain health risk associated with this facility.

• The pool cabana and fireplace are for all renters to use please be respectful of others and help us keep this area clean.

• No glass or smoking in pool area. You may smoke by fire pit area.

• No diving in pool. No pets in pool.

• Management reserves the right to evict anyone in violation of these rules. In this area after hours is trespassing and police will be called.

• Area is under video surveillance.
